Textural Guest Bath
A residential bath built around a stylistic centerpiece.

Concepts
The homeowner’s conceptual requirements were "wet” and “textural" for this room.

Collaboration
She provided the tonsu, the tatami wall tile, and wanted a flat-in shower.

We refined and implemented her design and built this refuge out of the old basement darkroom.

Functionality
The new bath's ventilation and lighting systems needed to be designed and built from scratch.

To ensure proper air circulation, we added an automatic motion-sensor fan system in addition to the standard switch.

Creative problem solving
Building codes required basement access from this room, so we created an innovative and functional solution using a pull-out mirror as an access door.

Custom solutions
Allowing usable drawer space while modifying a piece of furniture to accomodate a sink was a challenge.

We custom-designed a highly efficient and compact plumbing system for this piece.

The brick superstructure of this old basement required exposed piping, which we designed to align with the owners conceptual requirements.

Restoring Tradition

White Tile Bathroom
The owners wanted to enhance the usability of this small bathroom, while keeping it in the traditional style seen throughout the Bay Area.

Form and function
We designed, planned and built a proportional and pleasing experience around an oversized tub in an undersized room.

Modernization requests allowed us to design and install an indirect yet strong lighting system, reroute and upgrade electrical and plumbing to code, and keep the bathroom remodeling costs under control.

Restoring traditional exteriors
This home was built in the late 1920's near Lake Merritt in Oakland, California. The owner first contacted us to fix a wobbly banister on the main interior staircase.

We focused on sustainable usability, first performing an energy audit, and then installing a new front door, a radiant barrier and attic insulation.

Instantly lower utility costs
The homeowner noticed an immediate benefit from a normalized internal home temperature, reducing both his heat usage and monthly utility costs.

Mollie spent over a year planning her dream kitchen with a designer, and came to us with specs plus most appliances, fixtures, cabinetry, lighting and flooring.

Every detail of daily use was represented in the plan.

Placement and materials were chosen on how the owner moves, what she wears, and her daily use patterns in the kitchen.

This level of design required complex plumbing and electrical solutions, as well as just-in-time custom duct fabrication.
